Google Ads.
Google Ads for business loan brokers.
The online lenders advertise on speed. Repeat their language and you have inherited their claim.
Google Ads for business loan brokers means competing in an auction funded by lenders with far larger budgets and far looser copy. The account is built around the purpose the money is for, the searches that never settle are filtered out, and the page says plainly that business purpose credit does not carry the protections a home loan does.
What they type.
Business owners don't search 'finance broker'. They search the thing they need to pay for.
A business owner searches when something has landed: a liability, an opportunity, a gap between when the invoice goes out and when the wages go out.
- “business loan broker”
- “unsecured business loan”
- “working capital loan”
- “business loan without property security”
- “cash flow loan for business”
- “loan to buy a business”
- “loan to pay a tax bill”
- “business overdraft”
These are purposes, not products. The broker who names the purpose in the ad reaches a business owner who has already been advertised at by four lenders that morning.
Shown as searches, because that is what they are. None of it is ad copy, and none of it is written as a headline.
The pattern.
Where agencies go wrong.
The first mistake is matching the lenders' language. Online business lenders advertise on how quickly the money lands, and an agency benchmarking your ads against theirs will hand you the same claims. You do not control a funder's assessment queue, so a speed claim in your ad is a promise about someone else's work that you will be judged on.
The second is running the head terms. 'Business loan' and 'business finance' are bid on by every lender in the market with a budget you cannot match, on the search where the owner is least committed. The purpose led searches are less contested, more specific and far more likely to be a file.
The third is a page that never says what this lending is. Business purpose credit sits outside the National Credit Code, which means the protections that apply to a home loan do not apply here, and the best interests duty wording that belongs on your residential pages must not appear on this one. A page that borrows consumer credit wording is claiming a standard that does not apply.
The method.
How the account gets built.
We audit your ideal borrower list against what Google actually has.
Business lending demand is real and expensive, and a lot of it is being bought by lenders rather than brokers. I check what your area produces and what the auction looks like before a dollar goes anywhere, and I tell you which purposes are worth competing for and which are a lender's ground.
We build ad groups around the purpose, not around 'business finance'.
Working capital, unsecured lending, buying a business or premises, and funding a liability that has landed are four different conversations with four different objections. Each gets its own ad group and its own landing section, so the page opens with the reason they searched.
We filter the searches that never settle.
This keyword space is full of grants, government support programmes, courses, jobs, accounting software and people researching how to start a business. Negatives go in before launch and the search terms report gets read every month, because the neighbouring auctions here are enormous.
We report on settlements, not clicks.
Business files vary from a fortnight to a quarter depending on the purpose, so a click count tells you nothing useful. Settled files are imported back into the account so the optimisation learns from funded deals rather than from enquiry forms.
The maths.
What one business loan settlement is worth
The other pages on this site print indicative figures from a working broker's book. Business loan lending is paid in too many shapes for one typical settlement to be honest: the loan size, the fee and whether trail exists at all change with the lender and the facility. So no figure is printed here. Bring your own numbers to the call and the maths gets done on those.
The honest split.
What search delivers for a business lending book, and what it can't.
Search can reach them
Search
The owner whose own bank has declined
They search the same week, they are ready to talk, and they have already learned that one lender is not the market.
Search
The business with a liability that has landed
A tax or superannuation bill produces an immediate, specific search with a real deadline behind it.
Search
The owner with no property to offer
They search the unsecured question directly because they already know property is the usual answer.
Search
The buyer of a business or its premises
A high value search with a contract timeline attached, and they need someone who has structured one before.
Referral only
Referral
The accountant
The strongest channel in business lending and the one built over years of files rather than bought in an auction.
Referral
The bookkeeper
They see the cash flow problem months before the owner searches for a solution.
Referral
The bank manager who cannot help
That referral arrives with the file half assembled and never touches a search box.
Referral
The existing business client expanding again
You funded the first site. They ring you about the second.
Both columns are real. A plan that pretends the right-hand column does not exist is a plan that will disappoint you in month three.
The check.
What a healthy account looks like for this niche
No speed or funding time claims in any asset
Read every headline, description and callout for turnaround language. It is what the whole category advertises on, which means it will be suggested to you constantly.
No consumer credit wording on the business pages
The best interests duty statements belong on your regulated lending pages and nowhere near this campaign. Check the shared assets, because that is where it leaks in.
Offline settlement import, running
Purposes settle at very different speeds. Import funded deals by ad group so a run of quick working capital files does not hide a stalled acquisition pipeline.
Search term relevance
Grants, government programmes, courses and software arrive every month. Read the search terms and expect the negative list to keep growing for the life of the account.
Common questions.
Google Ads for business loan brokers, answered
No. Business purpose credit sits outside the National Credit Code, so the duty does not apply and the pre-approved best interests duty statements must not be used on these pages. That does not lower the bar: the Australian Consumer Law binds every claim you make, and unfair contract terms law reaches standard form small business contracts.
Next step.
Start with what the ads are promising.
Ask for the complimentary Google Ads audit. On a business lending account I read the copy for speed and funding claims first, then the search terms for grants and courses, then the page for whether it says what this lending actually is. Honest answer either way.

Where to go from here
The same niche, the other service
- Websites for business loan brokersAn owner with a cash flow gap this month, working out who is a broker and who is a lender in disguise.

- The complimentary Google Ads auditA read of what you have now, by a working broker, with the first fixes named.
Google Ads for other niches
- Google Ads for first home buyer brokersThe deposit question, the scheme question, and the one typed at nine o'clock on a Sunday night.
- Google Ads for refinance brokersThe fixed term rolling off, the rate review, and the borrower who has already decided to move.
- Google Ads for self-employed and low-doc brokersThe borrower with two good years and no tax returns, looking for someone who has seen it before.
- Google Ads for investment property brokersEquity, structure and the second property. The searches of a borrower who already owns one.
- Google Ads for SMSF lending brokersA small, specific search market where the accountant is usually already in the room.
- Google Ads for commercial and asset finance brokersThe truck, the excavator, the shed the business just outgrew. Two very different books in one account.
- Google Ads for construction loan brokersA tender in one hand, a land contract in the other, and nobody explaining how the money actually arrives.
- Google Ads for guarantor loan brokersTwo people read this ad. The buyer who wants it to work, and the parent being asked to put their house up.
- Google Ads for medico and professional lending brokersA registrar, a physiotherapist and a solicitor search three different things, and the lender lists behind them are three different lists.
- Google Ads for expat and non-resident lending brokersThe borrower is in Singapore at nine in the morning, which is midnight here, and the lender panel that will look at them is short.
- Google Ads for rural and regional brokersA house on twenty hectares, a working farm and a home loan in a town of four thousand people are three different lending problems.
- Google Ads for reverse mortgage brokersThe most careful campaign in the category. Nothing here sells, and the government scheme gets named on the page.
- Google Ads for bridging loan brokersThe next house is bought, the current one is not sold, and the two settlement dates are a fortnight apart.
- Google Ads for car finance brokersThe whole category advertises a weekly repayment. That is the one thing a compliant ad cannot do.
- Google Ads for development finance brokersThe smallest demand in the category and the largest files. One good enquiry a quarter can be the whole account.
- Google Ads for invoice and trade finance brokersThe invoices go out on thirty day terms and the wages go out on Thursday. That gap is the whole market.
Written for finance brokers. The residential niches are listed alongside, because most books carry some of both.
One more thing.
Start with what you already have.
Two complimentary audits, both read by a working broker rather than generated and sent. One looks at the account spending your money. One looks at the site the clicks land on. Take either, take both, or skip straight to the start form if you already know.
